Case Study: Protecting a Prestigious 5-Star London Hotel with Rat Blockers



Site Overview
One of London’s most prestigious five-star hotels, renowned for its history, architecture, and luxury service, was facing a persistent challenge beneath the surface. Like many heritage buildings with extensive infrastructure, the hotel operates on a scale similar to a small town, with hundreds of staff and a complex network of drainage systems.
The Problem
During a recent multi million restoration project, extensive new pipework was installed. However, multiple uncapped “dead legs” and hidden sections of pipework were discovered and are still being uncovered during ongoing camera surveys. These provided rodents with ideal nesting sites and direct access into the building.
Over two years, the hotel struggled with recurring infestations. Traditional pest control—rodenticides, glue boards, and drain grids—proved ineffective. Staff reported noises from the drainage system, and unpleasant odours were sometimes noticed by guests. The root cause was clear: structural drainage defects that continued to give rats access.
Investigations
A registered approved Rat Blocker company that specialises in facilities management / drainage and pest control was commissioned due to their dual expertise in drainage and pest control. A combined strategy was agreed, including:
- Detailed Drainage Mapping – CCTV drain surveys and updated plans to identify every defect and dead leg.
- Structural Remediation – Capping unused pipework, clearing debris, and addressing hidden problem areas.
- Collaborative Approach – Working closely with the hotel’s operational maintenance team to ensure minimal disruption.
The Solution: Rat Blockers and Sectional Clearance
The key intervention was the strategic installation of rat blockers throughout the drainage system. These one-way devices prevent rats from entering while allowing waste to flow normally.
By securing sections step by step, the rat population could be progressively “swept” outward, while controlled baiting and monitoring confirmed reductions in activity.
Outcome (In Progress)
The hotel now has a sustainable plan in place for long-term control. Unlike traditional methods that only manage symptoms, rat blockers tackle the root cause of infestation, the access into the drains.
- Structural drainage issues are being resolved.
- Rat entry points are being systematically eliminated.
- Guest experience and the hotel’s prestige are safeguarded.
While early results are very positive, the sheer scale of the site means this project remains ongoing and is expected to take 12–18 months to fully complete.
